A professional mortgage is a product, or a set of lending criteria, aimed at people in specific professions — typically medicine, law, accountancy, dentistry, and sometimes others such as architects, chartered engineers and senior professionals. The core benefit is usually enhanced borrowing: the lender may offer a higher income multiple than standard, meaning you can borrow more relative to your salary.
Why lenders do this
The reasoning is about career trajectory. A newly qualified doctor or solicitor may not have a large salary today, but their income is likely to rise steadily and predictably as they progress, and the profession carries a low risk of unemployment. Lenders that offer professional mortgages are lending against that future earning potential, not just the current payslip. For a younger professional at the start of a strong career, that can mean the difference between the home they want and one they have to settle for.
Who qualifies
Eligibility depends on the lender, but typically you need to be qualified and working in a recognised profession, often with membership of the relevant professional body. Some products are aimed specifically at the newly qualified; others at established professionals.
