How much can I borrow?

Most lenders work to around four to four and a half times your income, though it varies by lender and circumstances. Affordability matters as much as income, so existing credit commitments, childcare and other regular outgoings all feed into it. We could give you a realistic figure in one conversation rather than leaving you to guess.

How long does a mortgage application take?

Offer usually comes within two to four weeks of applying, though it depends on the lender and how quickly the valuation is booked. Complex cases take longer. Having your paperwork ready before you apply is the single biggest thing that speeds it up.

How big a deposit do I need?

Five per cent is the usual minimum for a residential purchase, though ten per cent or more opens up better rates. Buy-to-let typically needs twenty-five per cent. The larger your deposit, the lower the rate you could access.

Can I get a mortgage if I am self-employed?

Yes. Lenders assess self-employed income in very different ways, and some are considerably more flexible than others. Most want two years of accounts, though options exist with one. This is the sort of case where knowing which lender to approach matters most.

What does a mortgage broker cost?

We charge a fee for mortgage advice. The precise amount of the fee will depend upon your circumstances but will range from £149 to £750 and this will be discussed and agreed with you at the earliest opportunity. The initial conversation is free.

My fixed rate is ending. What should I do?

Start looking around six months before it ends. Rates can often be secured in advance, so you have something in place if the market moves. Doing nothing means rolling onto the lender's standard variable rate, which is usually more expensive.

Do I need life insurance with a mortgage?

It is not a legal requirement for most mortgages, though buildings insurance usually is. Protection is worth considering alongside the mortgage rather than as an afterthought, and we could advise on both.
